Welcome to Whispering Pines Retreat
With over 2600 SqFt, this wonderful family getaway is the perfect vacation destination.  Nestled amongst the pines with close proximity to Payette Lake and Downtown McCall, enjoy the abundant wildlife within the undisturbed forest backdrop.  Plenty of room for the kids to roam as sinuous decks wrap around the homes exterior for all to enjoy natures bounty.  

On the main, you will find a spectacular open concept presentation great room with a wood stove for those chillier nights.  An exquisite array of sofa loungers nestled with plenty of throws for added comfort.  The kitchen presents amenities, spices, dishware, mixed appliances for those special memory making meals.  Enjoy the bbq & smoker for those summer cookouts and prepare for game night with cards, board games horseshoes, pingpong & foosball.  There are two queen rooms on the main, including the primary which has a private bath and entryway for the private spa. In addition, .5bath, 1 full bath and laundry quarters.

The Loft boasts endless fun with pingpong and foosball.  One queen size sofa lounger, one trundle w/2 twins that can acommodate two guests.  There is one king room on the 2nd floor with a private fullsize bath.  Ceilings fans are present in all rooms providing comfort during those warmer summer months.  Outside there are horseshoes and other games in addition, a firepit for use (unless fire danger is high).  Plenty of outdoor parking for vehicles and trailers.  Just a short distance from the property guests can access the private beach located at Payette Lake.  There is no use of the private docks or slips to non owners.

Private Beach Access:
There is a private beach that you can enjoy just across the street. There is no dock or boat access but a quaint beach to relax and/or launch your SUPs/Kayaks (Be sure to carry and life jacket and a whislte with you while on the lake floating as its required).  Do not store or leave any personal items behind (Pack it in/Pack it out) There is no dock or slip access as they are all privately owned and are 100% off limits to guests.  This is a privilege the owners are sharing with you so please be respectful.

Fishing:
If you desire to cast a pole, you can purchase worms at Albertsons or Ridley's in town.  Anyone over 14 requires a fishing license which you can purchase at the above mentioned stores.

This property is subject to all City of McCall ordinances, including those specific to noise levels, occupancy, and safety.  Quiet hours are from 10:00PM to 8:00AM and are strictly enforced.

Each rental property includes a guest book with information and recommendations, local activities and events, local emergency contact information, including how to contact us directly.

Guest access codes and arrival information will be sent to guests one week prior.

*Must be a minimum of 25 years of age to rent.

Pets: Undeclared pets are subject to possible eviction from the rental without a refund. 

Air Conditioning: Most vacation rentals in the McCall area do not have air conditioning.  When we have the warmest days in McCall, nights typically cool down enough to not need air conditioning.  If air conditioning is not listed on the amenities, the unit does not have air conditioning.  Most units will have fans in them.  Generally the best way to deal with the warm temps is to close all windows and shades in the day time, and then open the windows in the evening when it cools off.

 Note that all amenities are subject to change without notice and are not guaranteed. We will always do our best to offer all our amenities listed, but at times this is out of our hands and we can not give any discounts or refunds based on an amenity not being available during your stay or if an ammenity is under repair.
4 wheel drive highly recommended in the Winter.  We are not responsible for any winter storm situations such as power outages, road closures etc.

Vacation Rental Agreement Terms and Conditions
1.  At the time of Booking, these Terms & Conditions take affect.
2. Check In/Check Out. Renter may check-in to the Property after 4:00 pm Mountain Standard Time (“MST”) on the Arrival Date, and Renter must check-out of the property no later than 11:00 am MST on the Departure Date.
3. Non-Smoking Property. Smoking is prohibited. Evidence of smoking shall incur an additional cleaning fee of $500.00 and may result in immediate termination of this Agreement and eviction of Renter.
4. Credit Card and Damage Waiver Protection $79.00
The total cost of your reservation for this Property includes a damage waiver fee ($79.00). The Damage Waiver covers you for accidental damage to the Property or its contents (such as furniture, fixtures, and appliances) as long as you report the incident to the host prior to checking out. The Damage Waiver fee eliminates the need for a traditional security deposit.
5. Payment of Rent.
An advance payment equal to 50% of the total rent due, including taxes, damage waiver, cleaning fee and pet fee, if any, is due at the time of booking the reservation, if the reservation is booked within 30 days of the Arrival Date, then 100% payment is due at the time of booking. Otherwise, finaly payment will be due 30 days before arrival date.
6. Cancellations.
(a) In the event the Renter cancels the reservation more than 31 days prior to the Arrival Date, a full refund will be honored but will be charged for credit card processing/fees.  
(b) In the event the Renter cancels the reservation 30-15 days before the Arrival Date, a 50% refund will be honored of the daily rate, and Renter will be refunded for the damage waiver/cleaning fee/linen fee, but will be charged for credit card processing/fees. 
(c) If Renter cancels 13 days before Arrival Date, no refunds will be honored. MIVR recommends that Renter purchase travel insurance separately to cover any potential cancellation costs.
7. Maximum Occupancy.
The guest shall not at anytime surpass the city mandated maximum occupancy.
8. No Daily Maid Service;  unless arranged prior to your stay.
(a) Daily maid service shall not be provided at the property, however it is available upon request no later than seven days prior to the Arrival Date for an additional charge.
(b) Towels and linens provided at the property must be kept inside and shall not be taken outside of the property. Spa/Beach Towels are provided during summer season.
10. Appropriate Age and Use of Premises. (a) Renter must be at least 25 years old to rent. Any reservation obtained under false pretense including false statements regarding the age of Renter will result in a forfeiture of any advance payments, including Security Deposit and Rental Fee.
(b) In the event that MIVR becomes aware of excessive noise or inappropriate conduct occurring at the property, MIVR shall notify Renter of it. If after one notification, Renter and any other guests staying at or visiting continue to engage in excessive noise or inappropriate conduct then MIVR shall have the right to terminate Renter’s stay immediately and retain the full amount of the Rental Fees. Notwithstanding the foregoing, in the event MIVR becomes aware of illegal conduct, this Agreement may be terminated immediately and MIVR shall retain the full amount of the Rental Payments.
11. Parking. Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing, applicable fines/towing fees, and such fees are the sole responsibility of the vehicle owner.
12. Written Modifications Only. Any changes or modifications to this agreement must be in writing and signed by MIVR and Renter.
13. Governing Law and Exclusive Jurisdiction. The parties hereby agree that any dispute arising out of or in connection with this Agreement shall be governed by Idaho Law and shall be decided solely and exclusively by courts located in Valley County, Idaho.
14. Fireplaces. Many rental units have a fireplace. Please use caution when using this fireplace and ask if you need any instructions or assistance.
15. Road Conditions and Storm Policy. MIVR shall not issue any refunds of any amounts due or paid under this Agreement on account of storms or bad travel conditions. Mountain roads can be curvy, steep and slick throughout the winter. The property driveway is maintained throughout the winter.
16. Indemnification. The property is privately owned. McCall Idaho Vacation Rentals, LLC and the owner(s) of the property shall not be responsible or liable by reason of any damage or injury to property or person arising out of Renter’s use of the property, including any liability for injury to the person or property of Renter, Renter’s agents or Renter’s invitees. Renter agrees to hold MIVR and the owner of the property harmless and to indemnify them from any claims for damages or injuries that arise out of or in connection with this Agreement or that are caused by Renter or any of Renter’s agents, invitees, or pets.

Renter hereby agrees that Rental Fees  may be non-refundable pursuant to the cancellation policy and other terms set forth in this Agreement. Renter hereby acknowledges and agrees that he or she is aware of his/her right to purchase travel insurance.
